What is Sealcoating?

Sealcoating is a rather simple process that every homeowner should do at some point. The basics are that it provides a top-layer coating to your existing asphalt paving. As the name suggests, this helps to seal the asphalt surface. It is initially applied as a liquid, but after only a few days of drying (the time it takes to dry will depend on the weather), it will quickly dry into a film that fills the small cracks in the asphalt and provide a tough layer that can withstand most things life throws at it.


The process to do this is straightforward. First, the surface of your asphalt needs to be cleaned to be prepared for the application. Next, any cracks or other blemishes in your driveway get fixed. Then, the sealant is added to the top of the asphalt and will cover whatever area you need! Obviously, we recommend sealing the entire driveway, but we've come across many cases where residents only wanted to seal off a newer, smaller part of their drive!


This process helps to ensure the durability of your driveway, not just from the normal wear and tear of cars driving over them, but also from the elements. Especially in Maine, we can see wide variation in the weather throughout the year. We go from ice-cold winters to blistering summers. That doesn't only take a toll on us as humans, but it can also damage the asphalt as it expands and contracts with temperature changes and precipitation. Adding sealcoating to your to-do list if you haven't had it done will be something that makes your house look nicer, but also serve a functional purpose of not needing to pay for massive asphalt repairs in the future!


With sealcoating, we recommend a reapplication of the sealant about every 5 years for most people. There are certainly cases where you can wait a little longer, and same cases where you'll need to reapply sooner, but for the most part - it's a process you'll want to do at least twice a decade. One thing to keep in mind - if you plow your driveway in the winter, that may reduce the longevity of your sealant and you may need to reapply sooner.
